Elizabeth Jimenez, who had been searching for a home since mid-July with a budget of $130,000, described the process as disheartening.

Jimenez recounted the disappointment of finding a home they loved, only for it to be sold six hours later. Another house they were interested in had already accepted an offer, but this was not updated on the website, leading to further frustration. “You picture yourself and your family in this house, and then it’s gone,” she expressed to WTVG.

Initially, Jimenez and her family aimed to settle in West Toledo. However, the inflated asking prices, sometimes exceeding $10,000 above the listed price, coupled with limited options, forced them to explore other areas like Point Place and Holland. Nearly a month into their search, they are finally nearing the completion of a home purchase.

While the current conditions are typically referred to as a seller’s market, local seller Greg Lukasik shared that it is not without its challenges for sellers either, especially when having to reject offers from families. Lukasik empathized with buyers, saying, “You hear the stories of these people, and you really want them to have the house and to start memories here.”

Having been a seller in Toledo for several years, Lukasik advised prospective buyers to connect directly with sellers, bypassing realtors, to share their stories and express their interest in the home. He believes this personal touch can make a difference. Additionally, experts recommend securing a maximum pre-approval letter from a trusted lender and being prepared to pay above the market value for a home. Real estate agents also advise maintaining patience throughout the process.
